LTB N11: Agreement to End the Tenancy
A mutual, signed agreement between landlord and tenant to end the tenancy on any date they both choose.
What the N11 is
The N11 is not a notice from one side to the other — it is a mutual agreement. Landlord and tenant both sign, agreeing the tenancy will end on a chosen date. Because it is consensual, none of the usual minimum-notice periods apply: the date can be next week or six months out.
An N11 must be genuinely voluntary. A landlord cannot require a new tenant to sign one as a condition of renting (with narrow exceptions such as some student housing), and an N11 signed under pressure can be challenged. If the tenant later refuses to move, the landlord applies to the LTB (an L3 application — no hearing notice to serve first) to get an order based on the agreement.
How to fill it out
- Names and address: all tenants and the landlord, plus the full unit address.
- Termination date: any date both sides agree on. Be realistic about moving logistics.
- Everyone signs and dates. Each tenant on the lease should sign — an N11 signed by only one of two joint tenants does not end the tenancy for both.
- Each side keeps a signed copy.
- Put any side-terms (returning keys, condition of the unit, rent up to the move-out date, any compensation) in a short written agreement alongside the N11 so nothing is left to memory.
If the move-out doesn’t happen, the landlord files an L3 with the LTB based on the signed N11.
