LTB T1: Tenant Application for a Rebate

Get back money a landlord collected illegally — unlawful charges, an unreturned last month's rent deposit, or rent above the lawful amount.

What the T1 is


The T1 is how a tenant (or former tenant) recovers money the landlord collected or retained illegally: charges the RTA prohibits (key money beyond a refundable key deposit, “application fees,” damage deposits), a last month’s rent deposit that was never applied or returned, missing interest on the deposit, or rent collected above the lawful rent.

The application must generally be filed within one year of the money being collected or retained. Former tenants can file a T1 too — moving out does not forfeit the claim.

How to fill it out


  1. Identify each amount claimed and tick the matching ground on the form — one T1 can combine several (deposit, interest, illegal charge).
  2. Do the math in a schedule: date, amount, what it was for, and why it was unlawful. Attach receipts, e-transfers, texts — anything showing the money changed hands.
  3. Check the one-year window for each amount; older items generally cannot be recovered.
  4. File via the Tribunals Ontario Portal and pay the fee.
  5. At the hearing, walk through the schedule item by item. Orders can include the rebate, the filing fee, and interest.
