LTB T2: Application about Tenant Rights
For illegal entry, harassment, cut-off vital services, changed locks, or interference with your reasonable enjoyment of the unit.
What the T2 is
The T2 is the tenant’s rights-enforcement application. It covers a landlord (or their agent/superintendent) who enters illegally, harasses or threatens, changes the locks without giving new keys, withholds or interferes with vital services (heat, water, electricity), or otherwise substantially interferes with the tenant’s reasonable enjoyment of the home.
Remedies are broad: rent abatement, an order that the conduct stop, compensation for out-of-pocket losses (including moving costs if the tenant was forced out), administrative fines, and in lockout cases an order letting the tenant back in. Claims generally must be filed within one year of the conduct.
How to fill it out
- Tick each ground that applies — T2s commonly combine several (e.g., illegal entry + harassment).
- Build the timeline: for every incident, the date, what happened, who did it, and any witnesses. Attach texts, emails, photos, videos, police occurrence numbers.
- State the remedy you want and quantify it — a percentage rent abatement for the affected months, receipts for expenses, etc. “Fair compensation” with no number invites a low award.
- File and pay the fee (fee waivers exist for low-income applicants).
- Keep paying rent while the case is pending unless the Board orders otherwise — withholding rent turns a strong T2 into an N4 problem.
